In the far end of Calle Real, one restaurant stands out among the rest is Roberto’s known for its delicious “Siopao.” With only one branch in the city and a long list of old and young Ilonggo customers, people are lining up every day to buy their favorite Siopao. Their most popular gastronomy is “Queen Siopao” known for its humungous fillings of meat, bacon strips, egg and secret ingredients that’s truly mouth-watering and addicting. In fact, it has become the favorite “pasalubong” [keepsakes] of visitors and OFWs when visiting the city. Amidst the popularity of the resto, the family-owned business believes in their passion to serve delicious food and satisfying their customers with one branch than venture in franchising to expand their business. They believe that people would really come if they love what you cook and serve them.

When Ilonggos enjoy the food, they often say “namit” [delicious], signifying that they are indeed food lovers.

The new Iloilo Capitol is now a perfect destination for pictorials and video shoots among art lovers who enjoy a classic facade of architectural designs.

Back in its old glory and form, the Iloilo Provincial Capitol was recently restored by the Provincial Government of Iloilo to preserve the province cultural heritage. Iloilo Provincial Capitol now houses a mini museum inside where visitors and onlookers can look back on the rich history of both the province and the city. In the evening, it is transformed into an astonishing destination where the lights and the building create a nostalgic feeling for Ilonggos. Right across it is the Arroyo Fountain, a symbol of Iloilo’s strong dominance and economic glory from the past. Also, it is used in the past to measure distances of other landmarks and locations in the city.

“Balik ‘ta diri bala” [let’s come back again here], these are usually the expression of Ilonggos when they enjoy the place and couldn’t get enough of it.

Iloilo River Esplanade is a life-sustaining body of water, giving the city a breath of fresh air, beautiful scenery and a place to unwind.

Iloilo City is slowly claiming the reputation as a model metropolis for beautifully sustaining a balance between nature and modern progress through the Iloilo River Esplanade. The nose-shaped river sanctuary that passes through the heart of the city is an ecological wonder and the lifeblood of the people where Iloilo got its name from an Ilonggo term “Irong-irong” [means nose in shape] which was later called Iloilo. It stretches 1.2 Kilometers from Diversion Road (officially Sen. Benigno Aquino Jr. Avenue) to Carpenter Bridge. The project cost P58.7 million and was designed by Paolo Alcazaren, who also designed the Singapore quay and river esplanade. The project now extends from Diversion Road to Jalandoni Bridge. Also, the proposal is underway to extend from Carpenter’s Bridge going to Brgy. Sooc in Arevalo. Today, it is the center of leisure, recreation, healthy lifestyle and one of the most photographed tourism destinations in the city.

Impressed with the scenery? Ilonggos would usually say “katahum” [beautiful] to express their praise for a certain place.

Are you visiting Jaro Cathedral? Just ride a jeepney with signage of Jaro CPU, Jaro Ungka or Jaro Liko and tell the driver to drop your off at Jaro Plaza where the old Church can be found.

Jaro Cathedral, Faith come alive in Iloilo

The center of Catholic faith and devotion in the city is unquestionably the Jaro Cathedral where the annual “Nuestra Senora dela Candelaria” [Our Lady of Candles] is celebrated together with the Jaro district’s fiesta every first week of February. The Virgin Mary image is said to be miraculous that every year it grows and the church expands its protective casing. Devotees flock the church every day to pray and meditate for good health and protection, reflecting the Ilonggos’ heart for Catholic faith. Jaro Cathedral is a breathtaking tourism destination where people enjoy the place and converge with their faith in God.

So, when you come to Iloilo with an Ilonggo friend, they would usually say to you on an early Sunday morning: “masimba ‘ta” [let’s go to church].

The best noodle soup in the Philippines with extraordinary ingredients and condiments has always been claimed by Iloilo’s La Paz Batchoy, a unique delicacy created by Ilonggos after of World War 2. A combination of left-over meats, noodles, chicaron crackers, secret spices and tasteful hot soup originally served in the wet market of La Paz district, Batchoy became a world-famous specialty food by Ilonggos and visitors. In the city, there are various restaurants and signature batchoy eateries that cater to the palate of Ilonggos. From the well-known Ted’s Batchoy, Deco’s Batchoy and many others, visiting Iloilo will never be complete without a satisfying and hot bowl of Batchoy.

For Ilonggos, a bowl of Batchoy is “makabulusog” [fulfilling], enough for a perfect meal.

More than 150 dogs and dog owners participated in SPOOKY PAW-RADE, the first ever Dog Halloween Costume Parade and Fun Match held in front of Richmonde Tower at Iloilo Business Park last October 24, 2:30PM to 7PM. The event started off with a Dog Parade from Richmonde Tower going to McDonald’s IBP. The first-ever Dog Blessing was officiated by Rev. Father Dennis Galon. It was followed by a formal opening program with IBP Marketing Head, Jennifer Ann Palmares-Fong who willingly shared her excitement through a short welcome message.

Expert dog trainer, Bong Ledesma showcased various dog tricks that entrainment the crowd as an intermission performance. Around 5:30PM, the Dog Fun Match and Conformation started off by introducing seasoned veterinarian, Dr. Harold Demaisip as competition judge. The Fun Match and Conformation was divided into four categories such as Puppy, Small Breed, Medium Breed and Large Breed. Pack Leader K9 Dog Training Head, Joseph Jiro Gabasa demonstrated with his dog Connan, a Belgian Malinois on how to train your pets in protecting you against aggression. The highlight of the event is the Dog Halloween Costume Contest and Mini-fashion where dog owners and their pets paraded onstage with creatively scary and colorful attires. Jennifer Ann Palmares-Fong, IBP’s Marketing Head is the sole judge of the Dog Halloween Costume Contest.

History has always been set to repeat itself. Everything goes on a cycle as we traverse life. Life in Iloilo used to be simple yet beautiful, a once sleepy town turned into a bustling city in 1889 when Spain’s royal majesty Queen Ma. Cristina granted it a special title as the most loyal city during the Spanish colonization era in the Philippines. Moving forward, Iloilo became a bustling city, an international port for textile industry, an attractive destination, center of commerce and trade next to Manila. For the most part of the late 18th and early 19th centuries, Iloilo dominated the trading business, commerce and reached its peak as an affluent metropolis in the Southern Philippines. Pre-selling properties are those sold to home buyers or investors very early on in the construction process. These are also called “off-plan” properties in other parts of the globe, as buyers are buying nothing more than a plan.

Many property developers offer pre-selling condos to buyers in order to finance the development itself. The customers, on the other hand, as early adopters are rewarded with a discounted price and the promise of capital appreciation once the property has been turned over and, in cases of townships and mixed-use projects, all infrastructures and amenities have been put in place.

But buying a pre-selling property is not for the faint-hearted. For starters, there’s the chance the buyer will get disappointed when the turned-over product looked nothing like the swanky model unit the property agent showed you. It’s like a major Hollywood studio adapting your favorite book into a film, only to discover that the characters did not turn out to be all you imagined them to be.

Then there’s the risk of the place stagnating in a few years’ time. Since the turnover date is 2 or 3 years away, you can’t be sure if your chosen area will deliver that much-publicized capital growth.

How do you protect yourself and your investment then? Here’s a list 8 useful tips when buying a pre-selling condo.

  1. Have Some Money for Down-payment

Even if you plan to apply for a bank loan to finance your purchase, you still need to shell out a certain amount for down-payment. Usually this may cost you 20 percent of the purchase price (high-end ones usually require a higher down-payment).

Some developers also require a reservation fee, but this will eventually form part of the down-payment should you decide to push through with the purchase. However, in most cases the reservation gets forfeited if the buyer decides against buying after a certain number of days, so make sure to ask this. In addition, it’s also prudent to have at least an amount equivalent to 5 percent of the purchase price ready for taxes and other fees associated to the purchase.

  1. Choose Your Developer Wisely

Some buyers are apprehensive about buying preselling condos because they fear that the finish product may not turn out to be what the sales agent promised it to be. Or worse, the project may not materialize at all. This, sadly, is sometimes true. But it can be prevented by carefully choosing your developer.

This is an easy toss between developers who have just launched their first project and established ones who are generally well-funded, have reputation to protect, and highly unlikely to default.

First-time developers are generally cash strapped and are up against the odds when trying to market pre-selling properties. Hence, they are in urgent need of buyers to help them cover their upfront financial requirements and help ensure the success of the project. When they fail in this, the project will surely not materialize.

Established developers, however, are more financially secure and are highly likely to deliver their promise since they have a reputation to protect. Therefore, it makes more sense to purchase from them.

  1. Location Is King (Most of the Time)

They say that the worst house on a good area is still better than the best one on a bad area. The same is true for pre-selling condos. But this doesn’t mean that only those within newly minted townships or mixed-use projects are worth buying. Make sure to research about the area, though. Is it served by good transport links? Is the area prone to flooding? Knowing these things will allow you to plan your purchase accordingly.

  1. Get Financing Ready

If you plan to purchase your preselling condo through bank financing, make sure to have your loan approved. The first step to getting your loan approved is to have all the required documents ready, which typically will include credit history, financial statement, bank statements, and proof of income.

In addition, one of the common mistakes many homebuyers commit when applying for a home loan is getting the lowest rate without carefully studying the terms. In many cases very low loan rates are offered only on a promotional basis, and the borrower gets hit with the “real” rate later on. This is often the case when interest rates have been falling for some time. Borrowers should instead focus on a stable rate, not necessarily the lowest, that their monthly can accommodate.

  1. Snoop Around

A prudent and resourceful buyer knows the advantage of snooping around before making a major purchase (and house shopping certainly qualifies as one). Before entering into a contract with a developer, do a bit of background check by visiting the company’s website. Know more about the developer’s reputation and integrity first before saying yes to a purchase.

According to Portfolio Property Investments’ Josh Atherton, it will definitely be prudent for the buyer to ensure that the developer is actually commencing the project by visiting the site. Another way to guarantee the developer’s financial status is to have the same written into the contract if possible, to avoid encountering financial complications with the developer. Also ask to see the developer’s balance sheet to determine its financial strength. If the developer goes into liquidation before the property is finished you may lose your deposit and other costs.

Lastly, make sure that the developer has a License to Sell issued by the HLURB for the project it is selling. This can be verified in the HLURB website.

  1. Read the Contract

When buying a pre-selling property you’re most likely be coordinating with the developer’s property agents or consultants. Make the most of your interaction with these people by asking the right questions. Sit down with them to discuss the contract thoroughly, and remember to ask questions to determine what is covered as part of the purchase price (fittings, floor coverings, painting, decorating, etc.). Also discuss your expectations for the property with your developer and, if possible, have them written into the contract to avoid disagreement at the completion of the project.

  1. Carefully Inspect the Display Home or Model Unit

As you’re buying an as-of-yet non-existing property, carefully inspect the display home or model unit. In most cases these model units are poshed-up versions of the actual property (fancy lightings, decor, and lavish draperies are the usual tricks used to make these more photogenic), so make sure to ask questions as to what type of finishes, fittings, and, in some cases, furnishings are included in the contract.

However, as developers are up against time to complete a project, they usually are given plenty of flexibility in how the project is to be completed. A pre-selling contract will usually stipulate that the property will be constructed in accordance with the finishes and materials described, but as a buyer you should be aware that it also provides the developer the sole right to alter the finishes and materials in certain circumstances, provided the alternatives are of no less quality.

In the case of defects in the turned-over unit, pre-selling contracts normally stipulate that the developer is to remedy any defects identified by you as the buyer, prior to you settling on your purchase so make sure to inspect your property.

  1. Carefully Follow Market Conditions

Pre-selling condos are indeed useful for investors because of the promise that these properties’ market value will increase by the time of their completion. But then again, there’s the risk that they won’t. To counter this, make sure that you follow the prevailing market conditions. Real estate consulting firms come up with annual and quarterly data on capital appreciation and rental yields. Prevailing interest rates, on the other hand, can be found in the website of the Bangko Sentral ng Pilipinas. Knowing all these can help you plan your next move.

Investing in pre-selling property is like any other business venture—you have to play your game really well to maximize your profit. Major shareholders are Aboitiz Equity Ventures, Incorporated, Insular Life Assurance Company and the Social Security System.

It was recognized in 2002 & 2003 as among Asia’s best companies by Euromoney and Finance Asia. It is also the first to make it to the list of the world’s 25 soundest banks for four consecutive years by the Banker of London. It also won the Excellence in Credit Card Management Award in 2004.The bank is also listed in the Philippine Stock Exchange. As of December 20, 2010, Union Bank has a total market capitalization of P37.8 billion and share price is P59.00.

Union Bank initially stared out as Union Savings and Mortgage Bank. It changed its name to Union Bank of the Philippines 1981 and among its incorporators were the Aboitiz Equity Ventures, Inc., the Social Security System and the Insular Life Assurance Company. The bank acquired its commercial license in 1982. Ten years later, it was granted universal banking license by the Bangko Sentral ng Pilipinas. Also in 1992, Union Bank was listed in the Philippine Stock Exchange under the stock symbol UBP.

In 1994, Union Bank acquired the International Corporate Bank (Interbank). On June 5, 2006, Union Bank purchased 98.84% of The International Exchange Bank (iBank), then the 12th largest private commercial bank, through a special block sale coursed at the Philippines Stock Exchange. With the acquisition, Union Bank became the 7th largest private domestic commercial bank.

Metrobank

Metropolitan Bank and Trust Company or commonly known as Metrobank is the second largest bank in the Philippines. As of November 29, 2010, Metrobank has a total market capitalization of P140.4 billion and its share price is P73.50.

In September 1962 by George Ty, together with businessmen Don Emilio Abello, Don Pio Pedroso and Placido Mapa, Sr. founded the Metrobank primarily to offer financial services to the Chinese-Filipino community. In 1963, the bank’s first branch opened in Divisoria, Manila. Four years later, the bank expanded outside Manila and opened their first provincial branch in Davao.

In 1970, Metrobank started expanding outside the Philippines. Its first international branch was in Taipei, Taiwan. In 1973, the bank established a banking office in Hong Kong and in 1975, another Metrobank branch opened in Guam, the first Philippine bank to open in American territory. Branches in Los Angeles and New York followed after. In 1977, the Central Bank authorized Metrobank Foreign Currency Deposit Unit (FCDU) operations.

On February 26, 1981, Metrobank decided to go public and list its common shares in the Makati Stock Exchange and Manila Stock Exchange under the stock symbol MBT. On August of the same year, the Philippine Central Bank granted Metrobank universal banking license. This allowed the bank to venture into non-banking related businesses.

In 1986, Metrobank established its own credit card company, Unibankard Corporation (now known as Metrobank Card Corporation. In 1988, it partnered with Japanese automotive manufacturer, Mitsui Corporation to establish the Toyota Motor Philippines.

In 1995, Metrobank achieved the milestone of being the first billion dollar bank with total capital of P22 billion. In 2001, Metrobank opened its first branch in Shanghai, China. Nine years later, Metropolitan Bank (China) was established with branches in Najing and Shanghai.
