Pelagia Longno remember how she used to say “goodbye” to her husband, Jonathan Longno, a seaman OFW before leaving for his flight to Manila at the Iloilo Airport 25 years ago. That very moment left a pinch in her heart. Like the Longno couple and other Ilonggo OFWs, venturing professionally to look for high-paying jobs in other countries to provide a better future for their family, they are doing a great sacrifice.

A Place of Sentiments and Dreams

According to the Overseas Workers Welfare Administration (OWWA) records in 2014,there are more than 60,901 OFWs coming from the Province of Iloilo out of the estimated 187,971 OFWs throughout Western Visayas leaving to work in other countries. Iloilo City has the biggest number of OFWs with 28,890 who send large amount of remittances and taxes that helps our economy. For nearly 8 decades, the old Iloilo Airport in Mandurriao district served as the airline domestic entry point for Iloilo and other neighboring provinces.  For most OFWS and their families, this airport has been a part of their lives. It leaves a sentimental spot, a place where they used to say their precious “goodbyes” to their loved ones and create bittersweet memories before leaving each other for the sake a better life.

Since its operation in the 1930s, the old Iloilo Airport in Mandurriao District ended its operation in 2005. It was replaced by a much-bigger and modern Iloilo International Airport in the nearby municipality of Cabatuan in Iloilo. After its closure, the old airport property had its untimely slumber – the place became sleepy and the noise of the airplanes died down. The Iloilo City Government formulated a plan to revive the area into a possible commercial and residential complex ushering an extension of the city’s unstoppable progress. Megaworld Corporation, the country’s leading real estate and township developer saw the property’s investment potential. In 2007, they successfully acquired the 72-hectare old airport property. Soon, Megaworld unveiled their visionary plan of transforming the property into one of their biggest township projects, their most ambitious venture outside of Luzon with a total of P35 billion investment – the Iloilo Business Park.

Relentless Developments

“Iloilo Business Park is the city’s new central business district, a most welcome addition to the city’s urban development landscape that will help realize the city’s vision of becoming a premier city,” says Jose Ronie Penalosa, Iloilo City Planning and Development Coordinator. He believes that Iloilo Business Park is a “strategic location, a valuable connectivity and carefully planned mixed-use development that strongly supported by an eco-friendly network of walk-able green urban spaces, bikeways and public transport-oriented corridors that makes it an excellent place to live, work and play in.” The township perceived to be the most high-end infrastructure and business-related project in Iloilo City since it features significant developments that would pave way for strong investments, commercial and employment opportunities.

Megaworld’s 72-hectare master-planned township was carefully envisioned to unlock Iloilo City’s global potential with the opening of Iloilo Convention Center equipped with a massive seating capacity of 3,700 audiences where this year’s Asia Pacific Economic Cooperation (APEC) side events are set to take place. The township is teeming with commercial investments where a lifestyle mall – the Festive Walk Mall, a mall annex and the long-stretching 1 kilometer Street of Festive Walk, a shop-and-dine avenue are preparing to rise very soon. The Information Technology – Business Process Outsourcing (IT-BPO) industry is destined for a global boost with the opening of BPO office buildings where multinational companies like StarTek, Reed Elsevier, Transcom and many others will find a new home, giving local graduates and professionals the most competitive employment opportunities.  Comprising the Boutique Hotel and Commercial District, international hotels such as the 10-storey Richmonde Hotel Iloilo designed by Getty’s, the world’s most prestigious hotel interior designer, and the first of its kind hotel in the country from the Marriot group – the Courtyard by Marriot, are both looking forward to provide world-class hotel accommodation for visitors and investors.

Life-changing Jobs

“I’m lucky enough to be able to have my OJT (on the job training) in one the best call centers in Iloilo Business Park. The opportunity provided young people with a better-paying job. Young professionals like me are hoping to stay and get employed locally rather than to leave our city,” says 20-year-old James Tan, a graduating IT professional from a provincial state university. Tan is one of the competitive young professionals who is now taking part, and will soon benefit from the expected 30,000 job openings foreseen by Megaworld when most of their BPO buildings will open in full swing for the next 10 years. The continued infrastructure developments within the area have benefited local engineers and construction workers.  It includes 30-year-old Joemar Villanueva who is working full-time to complete the Festive Walk Mall, the city’s next shppping center. Villanueva hopes to work in the mall as utility staff with his friends soon after the construction of the mall is complete. Iloilo Business Park is currently providing significant employment opportunities to local workers who are all looking forward to benefit from its existence.

Significant Changes

With Iloilo Business Park’s larger-than-life significant relation to Iloilo City’s urban development, Peňalosa of the Iloilo City Planning and Development Office has further expressed his thoughts: “Hosting the city’s taller and modern buildings, IBP is going to be a showcase of contemporary Philippine architecture and urban design that is executed in ways at effectively complementing the old world charm and historic beauty of the city’s other districts.” With the township’s promising concept of viability for future businesses, tourism industry and commercial sector, it can usher a new age of economic renaissance for Iloilo City, giving the locals the chance to experience how their vibrant city will grow and prosper as one of today’s most livable cities in the world. For visitors and investors who will be looking for the best place to travel or to relax can fully appreciate their stay in Iloilo as they can see the past being revived and embed in the present. Investments will soon start to pour in and serve as seeds to lay the groundwork for a long-term, sustainable developments and progress. Iloilo City equates in its people’s heart the value of treasuring the past and keeping it all alive, a true inspiration to build a better future.

True progress transcends more than just the physical infrastructure development of a certain city or locality. If its locals are experiencing better and promising opportunities that could raise their standard of living, such change will socially and economically indicate significant elevation, a higher step to sustain competitive progress. In its vision to shape the future Ilonggo lifestyle, Megaworld is sharing their dreams to put  Iloilo City in the forefront of swift developments.

Extended Family Group In Park

On a sunny afternoon, Pelagia was passing by the very site where the old Iloilo airport was once located. She can’t it help but put a smile in her face, and most of the time, she feels enthusiastic to look ahead in the future. In this very site, a new dream destination – Iloilo Business Park will vibrantly emerge in this city where her retiring OFW husband Jonathan will be coming home soon. One of her two grown-up sons is already an employee working in the township’s BPO company – Reed Elsevier. She’s hoping to spend quality time with her family after her early retirement. Her beautiful city, Iloilo is now teeming with better opportunities for everyone willing to stay home and chase their dreams.

She thought that maybe there will be no more “goodbyes” but a heartfelt “hello” for a bright future and a possible investment opportunity for their family. Well, buying a condominium unit might be a good start of her new life in this bustling township where memories of love was once built. (Ronelo Sanchez Ladiao)

Iloilo is an astonishing city. The beauty of its glorious past replicates the vision of the future – sustainable, progressive and culturally-passionate. Since its destined elevation from a simple town into a royal city under the royal decree of Spain’s Queen Maria Cristina in 1889, Iloilo started to chase the tides of time and made a remarkable mark as the most important city right next to Manila with its economic and cultural supremacy.

Astonishing Mark

Iloilo is a city with multi-facetted legacy that transcends inspiration and pride to its people. It is known as the “weaving capital of the Philippines” during the 18th and 19th centuries with the boom of local fabrics and hand-woven works of weavers like hablon, sinamay and piňa cloth. Fashion and tailoring heightened the dynamic business along the famous Calle Real, one of the oldest business districts in the country. If the Province of Iloilo is known as the “food basket of Western Visayas,” Iloilo City tickled the taste buds of visitors with its world-famous La Paz Batchoy, Biscocho, Roberto’s Queen Siopao, Barquillos, mouth-watering seafood from Villa and many other must-have, must-taste luscious keepsakes or “pasalubongs.” Iloilo City redefined and properly-elevated the standard of Philippine festivals with the innovations introduced by its world-famous Dinagyang Festival, a fusion of spectacular choreography, intricate multi-colored costumes embedded with deep Catholic devotion to the Child Jesus celebrated every third week of January. The Paraw Regatta Festival relieves the oldest boat sailing competition in the Southeast Asia and attract crowds with its “Samba de Regatta” spectacle every February. Jaro District Fiesta and “Nuestra Senora dela Candelaria” feast are the most grandiose religious and traditional fiestas in the Philippines every first week of February.

Astonishing Developments

Iloilo is swiftly becoming the face of progress, steadfast developments and expansion that turned this once shy and reserved royal city into a bustling economic melting pot in the Philippines, claiming good governance recognitions, infrastructures projects and investment potentials. Iloilo is creating a synergy of balance between uprising modernization, manageable ecology and inspiring slogan as one of the most livable cities in the world. To preserve not only the bio-diversity of Iloilo River, a multi-billion peso, long-stretching Iloilo River Esplanade was made possible through the cooperation of national and local government. The site is giving an inspiring face to Iloilo River as its cultural and ecological treasure. Another advocacy of preserving the past is the preservation and rebuilding of heritage buildings in Calle Real. Along the Diversion Road, the city’s promising district where businesses are propping up, shopping centers are expanding and nightlife spots elevate, wide roads with walkable red-brick bike lanes and green stripes create a promising perspective for Iloilo’s future. In Mandurriao district where the old Iloilo Airport property was once located, is the very site where one of the country’s leading real estate visionary, Megaworld Corporation established their P35-billion investment master-planned commercial and lifestyle complex called Iloilo Business Park. It is a 72 hectare modern township conceptualized through the company’s “live-work-play” success-driven vision that’s creates a massive buzz and fame for Iloilo, claiming a new title as the next epicenter of virtually almost all kinds of investments. Megaworld integrates an economic-uplifting township where the most exclusive and high-end destinations can be found such as Festive Walk Mall, 1 kilometer shopping-and-dining avenue Street of Festive Walk, the most modern convention venue – Iloilo Convention Center, the biggest McDonald’s branch in Panay, several BPO Buildings used as office-operation site of multinational call center companies, and first-class international hotels with recognizable names such as Richmonde Hotel and Courtyard by Marriot. A foretaste of high-life living can be experienced with the township’s elegant residential towers sporting names such as the 3-tower One Madison Place, 16-level Lafayette Park Square and 22-storey The Palladium. It is expected that the township’s BPO buildings will provide more than 30,000 quality jobs in the next 10 years. Almost 30% of the old airport highway was retained by Iloilo Business Park to become its major vein of transportation. And of course, the green-inspired walkable lane for those looking for a perfect destination as venue of healthy lifestyle activities is open to its residents and passersby. The township presents more than just a stunning addition to the modern and expansive physical-facelift for Iloilo City, it is a sustainable community that opens wider and bigger doorway for global investments, tourism and job opportunities.

From the promising progress that swiftly re-writing Iloilo City’s modern history and legacy, the country’s real estate industry is truly destined to find a “pot of gold” in the shores of this pulsating metropolis called by many people as the “city of love.” But for its people, the Ilonggos whose tireless resilient voice, hardworking nature and passionate sentiments for their cultural heritage, somehow believes that their city, their home is an astonishing destination for all the world to see.

For visitors and strangers who happen to laid eyes in Iloilo, what’s truly astonishing in this city does not entirely depend on its newfound face of progress or its well-preserved past, but the warmth of its people that starts with heartfelt “welcome” greetings. Such passion makes Ilonggos capable of showing it effortlessly to the world. Wouldn’t you like to call Iloilo your new home, too? (Ronelo Sanchez Ladiao)

Festive City Responds for Global Elevation

Iloilo is a Festive City. The magnificence of cultural spectacles, impeccable cuisines, historical structures and passionate people converges beautifully, creating a synergy of vibrancy and visions of a colourful future waiting to be seen by the world.

Queen of Queens City

Favored as the original “Queen’s City of the South,” the last city in the Philippines loyal to the Spanish crown, Iloilo was given this honorable title by Spain’s Queen Regent Maria Christina in 1889. Beyond its title, Iloilo has been one of the most affluent cities in the 18th and early 19th centuries in Southeast Asia, establishing an international port for global textile industry and effervescent economy.

Realm of Legacy

Iloilo’s affluent economy and textile industry gave birth to its glorious image as the city of elites, the high-borns, business magnates, notable personages in various field and prominent national heroes. But the most visible of all is its cultural heritage structures and old buildings that made up the Calle Real, one of the country’s oldest trade and commercial districts. Heritage houses and landmarks are still standing tall even in these modern times to remind the world that Iloilo is a royal and vibrant old metropolis.

The Heart of Festivals

Preserved in the hearts of its people, Iloilo’s deep Catholic Christian traditions spawned the most genuine celebrations and festivities such as the Jaro District’s “Nuestra Senora dela Candelaria” held every first week of February. Merging the concept of the legendary “Barter of Panay,” inspiration from Kalibo’s Ati-atihan Festival and the “gifting” of Santo Nino de Cebu to San Jose Church, Iloilo’s world-famous Dinagyang Festival showcasing spectacular choreography and intricate costumes emerged flamboyantly, and revolutionized Philippine Festivals celebrated every third Sunday of January. Iloilo’s Paraw Regatta Festival, the oldest boat sailing competition in the Southeast Asia and its accompanying “Samba de Regatta” is grandiosely celebrated in Villa Beach every February.

Impeccable Flavors

Rich like its magnificent past, Iloilo is a city of impeccable flavors and culinary creations that pleases the tongues of visitors and the world. Invented during the World War II in the wet market of La Paz district, a local cook created a distinct hot noodle soup mixed with left-over meats, secret spices and ingredients called Batchoy. The overflowing fresh seafood catch from the sea created a wide array of cuisines in Villa beach touted as one of the old leisure destinations in the city. Biscocho House in Jaro started as a small store baked selling left-over bread topped with sweet-creamy milk became as a well-known “pasalubong” or keepsake. Roberto’s Siopao with only one store in Calle Real is a trademark Ilonggo comfort food for many people. Visiting Iloilo is as close as leaving your sweet palate whenever your travel ended but it is a reason to come back for more.

Passionate People

Iloilo holds another crown, another title close to most visitors’ hearts – the “City of Love.” People in Iloilo have high respect and passion in preserving their glorious past. Such passion is reflected in their gracious and warm attitude towards visitors. Ilonggo women are known throughout history as not just beautiful but charismatic, soft-spoken and loving. A walk throughout the cityscape would give you a vivid glimpse of “smiles,” vibrant faces and passionate approach whenever you are lost or wanting to look around. People from Iloilo transcends vibrant faces, warm and welcoming conversational tone, unintimidating pride for their cultural identity, and simply having the passion to be of help to strangers and visitors. In a nutshell, you will never lose your way travelling in this friendly city.

Eco-friendly City

There is a strong synergy, a sense of balance between preserving the past, chasing the dream of a bright future, and taking care of the environment in Iloilo City. The long-stretching Iloilo River is where the city’s name was taken – “Irong-Irong” in Hiligaynon which means nose-shaped was later called “Iloilo.” This flora-and-fauna-rich river that serves as the city’s historical-international trading port is the center of a concerted effort of preservation and protection by the local government. Billions of pesos are spent by the government to elevate it, clean its surroundings and build the stunning Iloilo River Esplanade as the next leisure destination. Well-managed traffic and urban control makes Iloilo City less traffic, minimized pollution. The city roads have long-stretching bike lanes and walkable pedestrian lanes to promote healthy activities, alleviating the use of public transport and vehicles that causes pollution. Stripes of greens and trees beautify the city roads that create an eco-friendly ambiance.

Investment Potential

Looking at the synergy of cultural prominence and the passion of the past, Iloilo City’s quest for destined elevation would take us to its present image as a rising and awarded livable metropolis in the country where a sustainable economy, ecology and infrastructure projects transform a “living dream” waiting to be realized flawlessly. It is always said that the past is alive in Iloilo and its bright future as a “city of dreams” is now swiftly emerging. With a new international airport in the town of Cabatuan outside the city and countless developments underway, Iloilo City is attracting strong investments from the business sector to lay the foundation of its modern facet, its promising direction to reclaim and live up to the expectation of its people. Iloilo is the new “Mecca” of business from its tourism and cultural potential, center of education in Western Visayas that produce optimistic and success-driven graduates looking ahead to sustain the burgeoning local BPO industry. As investments are pouring in, Ilonggos are bracing themselves to bring their culture, their passion and their all-embracing attitude to welcome the world’s eyes in their humble city.

Magnet for Magnificence

The real estate industry saw Iloilo’s potential as a city of bright opportunities. The country’s leading real estate developer and BPO landlord, Megaworld Corporation brought their “living dream” in this city to master plan their next successful township, their biggest single investment outside Luzon with a total of P35 billion – the Iloilo Business Park. After the old Iloilo Airport in Mandurriao District ended it operation, Megaworld awaken this 72-hectare property by transforming it into a vibrant mixed-use commercial complex, a business township teeming with great potential. The township presented a big boost, a higher step of elevation for Iloilo’s economy by opening establishments that cater to tourism, leisure, employment and business. Counting down the destinations that will define the extended face of the city’s progress are the 3,700-seating capacity complete with function rooms Iloilo Convention Center; international hotel brands Richmonde Hotel Iloilo and Courtyard by Marriot; shopping and dining centers – Festive Walk Mall and the 1-kilometer Street of Festive Walk; BPO Buildings that will serve as operation site for multinational BPO companies like StakTek, Transcom and Reed Elsevier. The lifestyle in Iloilo is on the verge of high-end altitude with the opening of residential condominium towers starting with 3-tower, 10-storey One Madison Place in 2013; 16-storey Lafayette Park Square and the highest elevated tower in the region with 22 floors, The Palladium in 2014. More developments are waiting and rising in this promising township that could lead to Iloilo City’s great prominence as the next epicenter of progress, a sustainable location to seek for employment opportunities and venture to invest, have business mixed with travelling and tourism for visitors.

Investment for real estate, specifically purchasing a condominium can be a wise choice but pose a lot of risk since you are not here to personally supervise everything. The expanding market for condominiums and easy-luxurious lifestyle with extraordinary amenities is attractive and advantageous for OFWs. If you are planning to purchase a condo, take these tips seriously to ensure you will be able to fulfill your plans and dream to secure your investment… Research It is an advantage for you to have your own research by finding out the most trusted and reliable developers in purchasing your condominium. The internet provides you with favorable information that would help you find out the best developer in the country. Everything you need to know from location, its amenities and other vital details are mentioned not only in developer’s website and other website blogs, articles and forums. You can also research about the cost of purchasing a condominium, documents needed and other payment terms included in your chosen unit. It would be wise to ask questions not only on forums, email or via online but you can talk to developers or their agents or property consultants through mobile phones, Skype or Viber to clarify details regarding your plan to purchase a condo. It is best to document your findings and research, compare the price with your chosen unit and make a wise decision what kind of unit you’re going to purchase. Representative As an OFW working away from home and your family, it is advisable for you to choose your representative, presumably a family member or a trusted friend to help you gain second opinion, meet up with the developer, their agents or property consultants to explain further the details of your chosen unit and how to go through with the process of payment and to turn over required documents. Your representative should fully understand what you really want, the details you need to ensure a wise decision and protect your investment in purchasing a condominium. Do an Ocular Developers provide beautiful pictures and images of their condominium units. They even have attractive images like tower or unit perspective, layout and its amenities. But to ensure that you will have no regrets in the future, have your own ocular inspection scheduled during your vacation back home. If you can’t go home for a short vacation, you can give the task to your trusted representative to have an ocular inspection of the unit, talk directly with the developer and provide you with photos or perspective layout of the unit. For pre-sold condominiums, let you representative meet the developers or their property consultants and exhaust all possible questions by updating you with everything you need to know about the project. Requirements After the briefing with your representative, they will then provide you with the required documents. Presumably, you already have this prepared as a result of your research earlier. Typical requirements are the consularized SPA, copies of your passport and other ID’s, proof of income, proof of billing in the Philippines, TIN, employment contract, and certificate of employment and compensation. Your agent can usually help you obtain other requirements. You also need to have your attorney-in-fact process papers needed for the housing loan with the bank (accredited by your developer), developer (if in-house financing), or PAG-IBIG (if government-provided financing). These papers are important and so attention with details is very important. You and your attorney-in-fact should document all transactions along with related documents. This allows you to backtrack if needed. Purchasing Typically, a 10-30 percent down payment is required. This varies with developers. The transfer of the actual title is not until you are fully paid, but ownership of the condominium unit should already be in the Condominium Certificate of Title (CCT). You should have estimated the total expenses from your early calculations. Loan applications should be in place at this point. Other processes and requirements should be provided by the agent. Turnover The turnover process is the most exciting part for any new homeowner. Finally, you are able to see the fruits of your labor for the first time. If all payments are processed properly and requirements submitted, completion date of units can last 30 days (for single units) up to nine months (for unit construction). This should be clear to you during the briefing. Inspection will then be scheduled. Again, it is best that you do this personally. Of course, your attorney-in-fact can do this for you also. You will then be provided with house rules, policies, and regulations during the handover of unit. Any upgrades or alterations should be made clear with the developer through your agent before you actually move in. Deposits In a perfect world, you will have a perfect agent who informs you of all processes and updates you of your deposits. However, agents handle multitude of clients and process hundreds of requirements. You as a buyer should have the initiative to track your payments with your agent. You should also check your loan status. Be diligent in submitting documents and depositing payments. As a reminder, be sure to invest on reputable developers with a good history of quality projects. Do not be intimidated with paper works. Every detail should be clear to you. Your agent should provide this information or at least lead you to the right sources. Iloilo, touted as the “City of Love,” is more than a lovable and liveable metropolis in the Philippines known not only for its heart-warming culture, charming people, majestic landmarks, spectacular festivals and luscious gastronomy, it is consistently embracing its newfound direction towards economic prominence and unrelenting rise, an inspiring re-claiming of its historical title as the original “Queen’s City of the South.” Iloilo City is accessible 45 minutes by plane from capital Manila and is within the route of major shipping lines. “Hiligaynon” is the spoken language of the people in Iloilo City. They are called “Ilonggos” with a cultural connotation for soft-spoken and culture-loving people with deep respect for their past. Iloilo’s historical significance was elevated when Queen Regent Maria Cristina of Spain granted the city its special title as the “Queen’s Favoured City in the South” or “Queen’s City of the South” in 1889 when the Ilonggos showed loyalty to Spain during the revolutionary period. Iloilo City’s eminent status as a royal city during that period equalled with its economic dominance in the southern Philippines.

Today, Iloilo City earned another crowning glory for its destined eminent elevation as the next booming modern metropolis with the establishment of Iloilo Business Park in Mandurriao District by Megaworld Corporation, the country’s leading real estate developer and, Business Processing Outsourcing (BPO) office landlord. Iloilo Business Park situated in a 72 hectare real estate property is envisioned by Megaworld as a mixed development township where top-notch residential condominium towers such as One Madison Place, Lafayette Park Square to name a few, world-class hotel brands such as Richmonde and Courtyard by Marriot, BPO buildings for leading call center companies, stylish shopping centers, an arcade of retail stores and boutiques, first-class bistros and commercial establishments will rise simultaneously in the coming years. To embrace its true township with relaxing lifestyle concept, Iloilo Business Park will have longer and gorgeous festive walk lanes with lush green gardens, charming scenery, wide roads and spaces suited for fitness activities. To culturally accentuate a modern face of metropolis Iloilo, Megaworld fused its architectural visualization with the City Government of Iloilo to pave way for the rise of the 3,700-seater Iloilo Convention Center with an impressive design inspired by the festive concept of the city’s two prominent cultural festivals – the Dinagyang and Paraw Regatta. To simplify Megaworld’s life-changing concept of true township through Iloilo Business Park, its residents and visitors will experience the “live, work and play” lifestyle like no other, replicating a future image of Iloilo’s historical Calle Real.

Loudly launched and introduced with a promising start in 2013 by Megaworld, Iloilo Business Park opened a new gateway for the thriving and flourishing real estate industry in Western Visayas. It is presently hyped in a far more optimistic conception, and is about to unfold as the largest and wide-scale new business center, tourism hotspot and lifestyle destination in the whole Visayas. Iloilo Business Park has been attracting enthusiastic international investors and envisioned to entice large-number of tourists in the future who are looking forward to establish a lasting cross-cultural and prolific business relationship with Ilonggos who are ready to “go beyond global.”

Megaworld’s biggest real estate project and trendsetting establishment of Iloilo Business Park, is expected to essentially metamorphose the “City of Love” and the destined “Queen’s City of the South” into a booming, blooming and daring metropolis of economic prominence, a melting pot of promising opportunities that immortalizes its past, share its charming culture to the world, a city that never sleeps where dreams are meant to be fulfilled.

If Iloilo Business Park is envisioned to become as the economic vein of Iloilo in the near future, then, Megaworld is surely living up to its philosophy of “building visions and making dreams into reality.”
